Through the experience we have gained as a contractor we have developed a process that fits with our clients when supporting with a high volume of EICRs.

AB has introduced a new compliance system that provides transparency via photographic evidence and a streamlined approach to recording rectified and non-rectified observations and recommendations i.e. C1, C2, C3s.

Added value

Smoke/ CO/ Heat Detection:

A hot topic for the majority of our clients is the replacement of smoke detection.

This item is not a section covered with any existing certificate systems and has been specifically been designed to provide our clients with accurate data with regards to existing and any replaced fire/ CO detection within their properties. Through our experience and findings has adopted the process of replacing smoke detection as part of the EICR programmes that fall within the following instances:

  • Damaged
  • Missing
  • Failing an operational test i.e. test button
  • Unable to determine expiry dates i.e painted over or missing labels
  • If the property has a gas supply we would ensure that that the detectors has a minimum of 12 months until expiry (this gives the gas engineer carrying out subsequent CP12s the opportunity to replace where required)
  • If the property does not have a Gas supply we would ensure that that the detectors do not expire prior to the reports recommended next inspection (EICR) i.e. 5-years

As part of the EICR process AB will provide evidence of all replaced smoke detection and evidence for reasons for replacement.

ABBE. work portal is a specifically designed compliance system giving our clients a bespoke way of managing the existing condition of the housing stocks. The system allow easy access for our clients to control and manage real time certificates generated throughout the day. The compliance portal allows our clients, technical and non-technical staff to reconcile SORs relating to completed remedial actions taken per property that correspond to valuations/ invoices submitted. Remedial actions/ work is identified via a before and after photograph and references any C1 and C2’s corrective actions taken.
